Exterior remodeling in the Bay Area

Tulip builds decks, covered patios, outdoor kitchens and exterior updates on the Peninsula, in the South Bay and in the East Bay, mostly as part of larger remodels, additions and ADUs. Stand-alone exterior projects need to meet our $20K minimum.

What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Exterior & outdoor living in the Bay Area

Exteriors and outdoor space in the Bay Area

Bay Area outdoor spaces have to work with microclimates: morning fog and wind on the Peninsula, warm afternoons in the South Bay and Tri-Valley. Covered patios, pergolas with adjustable shade and decks placed for afternoon sun get the most use. When we add on or remodel, we bring the exterior along, matching siding, windows and rooflines so an addition looks original. Most of our exterior work is part of a larger Tulip project; a stand-alone exterior project needs to meet our $20K minimum.

Exterior changes are where Bay Area design review often applies. Some cities review siding or rooflines visible from the street, and Palo Alto and Sunnyvale publish design guidelines for Eichler exteriors. Homes in mapped fire hazard severity zones, including much of the Oakland and Berkeley hills and parts of the Peninsula foothills, need ignition-resistant decking, siding, vents and roofing. Wet winters mean decks need flashing, drainage and rot-resistant framing, and hillside decks in places like Redwood City and San Carlos need engineering.

FAQ

Exterior & outdoor living in the Bay Area: questions

Will you build a deck on its own in the Bay Area?

Yes, when the project meets our $20K minimum. Most of the decks, patios and outdoor kitchens we build are part of a remodel, addition or ADU.

Do exterior changes trigger design review in Peninsula cities?

Sometimes. Larger visible changes, like a new roofline, front porch or facade, can need design or architectural review in some cities, while window swaps and rear-yard work usually don't. We check before design so the schedule includes it.

What fire rules apply to a deck in the Oakland or Berkeley hills?

Homes in mapped fire hazard and wildland-urban interface areas need decking, siding, vents and roofing that meet the state's ignition-resistant standards, and the state is also setting ember-resistant rules for the five feet right next to the house. We specify compliant materials during design.

How do you keep a deck from rotting through wet Bay Area winters?

Flashing where the deck meets the house, ventilation under the framing, drainage away from the foundation, and treated, naturally rot-resistant or composite materials. We detail these in the drawings rather than leaving them to the field.

Can you match an Eichler's exterior on a new addition?

Yes. We match the vertical-groove siding, low roofline and glass of the original so the addition reads as part of the house, following the Eichler guidelines or standards your city applies, such as Sunnyvale's guidelines or Palo Alto's two-story Eichler standards.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
