What happens next
Three steps to a plan and a price
- Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
- Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
- A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

ADU construction in Los Angeles
Building an ADU in Los Angeles
Los Angeles permits more ADUs than any other city in California, so plan checkers know the type well, but lots here vary widely. Alley access in Mid-City and on the Westside can make utilities and construction easier. Hillside lots usually need soils reports and more foundation work, and lots in Very High Fire Hazard Severity Zones need ignition-resistant materials and may face extra fire-access requirements. Parts of the city are also mapped as methane zones, where a new foundation may need testing and mitigation.
Utilities shape cost as much as size. In the City of LA, power comes from LADWP; in many neighboring cities it's Southern California Edison or a city-run utility, each with its own process for a new service or meter. We check sewer and water capacity, electrical service and panel size during feasibility. LADBS also runs a Standard Plan program with pre-approved ADU designs, and we'll tell you whether a pre-approved plan or a custom design suits your lot and goals.

FAQ
ADU construction in Los Angeles: questions
Can I build an ADU on a hillside lot in Los Angeles?
Often, yes. Hillside ADUs usually need a soils or geology report, more foundation work and a plan for construction access, and fire-zone lots add material requirements. We review those in feasibility so the budget reflects them early.
Should I use one of LA's pre-approved ADU plans?
It can shorten plan check for a straightforward detached unit, but a pre-approved plan still needs a site plan, utility design and a foundation suited to your lot. A custom design makes more sense on an irregular lot or when you want the ADU to match the main house.
Is my property in a methane zone, and does it matter for an ADU?
Parts of Los Angeles are mapped as methane or methane buffer zones, and new construction there may need a site test and, depending on the result, mitigation under the slab. ZIMAS (opens in new tab) shows the designation for City of LA addresses, and we check it during feasibility.
Does an ADU in LA need its own electric meter?
Not always. Many ADUs share the main home's service if the panel has capacity; a separate meter means a new service request to LADWP, Southern California Edison or your city's utility. We size this during feasibility.
Can I use my Los Angeles ADU as a short-term rental?
The City of Los Angeles' home-sharing rules don't allow a newer ADU to be used as a short-term rental unless it is the host's own primary residence, while long-term rental is allowed. Neighboring cities set their own rules, so check before designing around short-term income.
What warranty comes with the work?
Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
