What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Kitchen remodeling in the Bay Area

Kitchens in Bay Area homes

Many kitchens on the Peninsula and in the South Bay sit inside 1950s and 1960s ranches and Eichlers. An Eichler kitchen has no attic above it and radiant heat in the slab below, so a new hood vent goes through the roof and moving a sink means locating the heating tubes first; on the other hand, the post-and-beam structure often makes opening to the family room simpler than in other houses. Older homes in San Mateo, Burlingame and the East Bay tend to have closed kitchens and original wiring that shape the plan differently.

Every city here runs its own building division, and several have adopted local energy rules that require electric-ready wiring or extra efficiency measures when a remodel adds or keeps gas appliances. PG&E handles service upgrades when a larger panel is needed, and its part can take weeks to months, so we apply early. We prepare compliant plans, submit them and coordinate inspections in each city.

FAQ

Kitchen remodeling in the Bay Area: questions

Can you remodel an Eichler kitchen and keep its mid-century character?

Yes. We plan around the exposed beams, tongue-and-groove ceiling and glass walls, and choose cabinetry and lighting that suit them. Venting and new wiring need careful routing because there's no attic, and you see the plan in 3D before anything is built.

Can I keep a gas range in my Bay Area kitchen remodel?

Usually, if you're replacing an existing gas appliance. Adding new gas lines can bring extra local requirements, such as pre-wiring for a future electric range, in some cities, so we check your city's current rules before you choose appliances.

Is moving the sink harder in a slab-floor Bay Area home?

Yes. In Eichlers and other slab homes the drain runs through the concrete, often near radiant heating tubes, so the tubing has to be located before cutting, and the trenching adds cost.

Who issues kitchen permits in Palo Alto or San José?

Each city's own department: Palo Alto Development Services, San José Planning, Building and Code Enforcement, and so on for every city we serve. We prepare the drawings and handle submittal and inspections.

Do you have Bay Area kitchen projects I can look at?

Yes. Kitchens on this page are labeled with where they were built, and our Bay Area kitchens are marked Bay Area.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
