What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Whole-home remodeling in Los Angeles

Remodeling a whole house in Los Angeles

A whole-home project in LA usually means bringing an older house up to date without losing what made you buy it: a 1920s Spanish Revival in Carthay Circle, a Craftsman in Highland Park, a mid-century ranch in Sherman Oaks. Behind the plaster we often find knob-and-tube wiring, undersized electrical service, galvanized plumbing and raised foundations without anchor bolts. We plan for those upgrades from the first walkthrough so they show up in the estimate, not mid-project.

The rules depend on where the house sits. In the City of Los Angeles, LADBS issues the permits, and neighborhoods including Hancock Park, Windsor Square and Highland Park are Historic Preservation Overlay Zones where exterior changes go through historic review. Hillside lots have their own grading and floor-area limits, and homes in Glendale, Pasadena or Santa Monica go through those cities' building and planning departments. Seismic bolting and cripple-wall bracing can often be added while floors and walls are open.

FAQ

Whole-home remodeling in Los Angeles: questions

Is my Los Angeles house in an HPOZ, and what does that change?

You can check a City of LA address on the city's ZIMAS (opens in new tab) map. In an HPOZ, exterior changes visible from the street generally need historic review before LADBS issues a permit, while most interior work does not. We check this before design starts.

Will a whole-house remodel trigger LA's mansionization rules?

Only if you add floor area. In the City of Los Angeles, the Baseline Mansionization and Baseline Hillside ordinances cap how much floor area a single-family lot can have, so a remodel inside the existing footprint is usually unaffected, while an addition is measured against the cap.

What do you usually find behind the walls of an older LA house?

Knob-and-tube or ungrounded wiring, galvanized supply pipes, cast-iron drains, and sometimes asbestos or lead paint in original finishes. Suspect materials can be tested before demolition, and we can arrange that testing and price any remediation in writing before work goes ahead.

How do you manage a whole-home remodel on a narrow hillside street?

We plan deliveries, dumpster placement and crew parking before construction, and some hillside neighborhoods limit construction hours, hauling and truck sizes. We can also let neighbors know before heavy deliveries.

Do you remodel homes in Pasadena and Glendale as well as the City of LA?

Yes. Those cities issue their own permits and run their own historic and design review, which we build into the schedule from the start.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
