What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Bathroom remodeling in Los Angeles

What we find in Los Angeles bathrooms

Many LA homes built between the 1920s and 1960s still have their original bathrooms: colorful tile set in a thick mortar bed, small showers, galvanized supply lines and cast-iron drains. Once the room is open, replacing that plumbing usually costs less than coming back for it later, and we tell you before demolition how likely that is in your house. Spanish Revival baths often have arched niches and window placement worth keeping, and we design around them.

Bathroom permits go through LADBS in the City of Los Angeles, or through your city's building department in places like Santa Monica, Beverly Hills and Pasadena. California also requires homes built on or before January 1, 1994 to have water-conserving toilets, showerheads and faucets before a permitted alteration is signed off, so a bath remodel in an older home includes replacing any noncompliant fixtures, even outside the bathroom. Condo bathrooms add HOA approval, insurance requirements and building rules for work hours and water shut-offs; we plan for those too.

FAQ

Bathroom remodeling in Los Angeles: questions

Can you keep the original 1920s tile in my LA bathroom?

Sometimes. If the tile is sound and the plumbing behind it is in good shape, we can work around it or salvage pieces for a feature; if the walls hide failing pipes, keeping it usually isn't practical. We look at it with you before design.

Will my Los Angeles bath remodel need new fixtures to pass inspection?

If the home was built on or before January 1, 1994, California generally requires any noncompliant fixtures in the house to be replaced with water-conserving ones before a permitted alteration is signed off, so we specify compliant toilets, showerheads and faucets from the start.

Do you remodel condo bathrooms in Los Angeles?

Yes, when the project meets our minimum. We work within your HOA's approval process, insurance and work-hour rules, and coordinate water shut-offs with building management.

What happens if you find galvanized pipe behind the bathroom wall?

We show you, price the replacement in writing and wait for your approval. In many pre-1960s LA homes, replacing it while the walls are open is the practical choice.

Can you add a bathroom to an older LA house that only has one?

Often, by borrowing space from a closet, bedroom or porch, or as part of an addition. The deciding factors are drain routing and the fall of the sewer line, and we check both at the consultation.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
