Bathroom remodeling in the Bay Area

Tulip remodels primary baths, hall baths and powder rooms on the Peninsula, in the South Bay and in the East Bay. We plan around what Bay Area homes hide, from slab plumbing in Eichlers to tight footprints in older houses, and our supervisor checks waterproofing and venting before any tile goes on.

What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Bathroom remodeling in the Bay Area

What Bay Area bathrooms need

Bathrooms in 1950s ranches and Eichlers tend to be small, with drains in the concrete slab and, in Eichlers, radiant heating tubes close by, so relocating a toilet or shower means scanning and trenching the slab. Ranch homes on raised foundations are easier to re-plumb. 1920s and 1930s homes in San Mateo, Burlingame and Oakland often have tight footprints, original cast-iron drains and plaster walls. Each gets its own plan for drains, venting and layout.

The Bay's cool, damp winters make ventilation more than a detail. We duct exhaust fans outdoors and use humidity-controlled fans as California's green building code requires for new bathroom work. Homes with years of poor venting can have mold or rot behind old tile; we open, document and show you anything we find before fixing it, with the cost in writing. Permits go through your city's building division, and inspections cover plumbing, electrical, ventilation and, for a new shower, the pan or waterproofing.

FAQ

Bathroom remodeling in the Bay Area: questions

Can you move the shower drain in an Eichler bathroom?

Yes, with planning. We scan the slab to locate radiant heating tubes, trench around them and repair the slab before waterproofing. It adds cost, so we can price a layout that keeps the drain where it is alongside the relocated one, for you to compare.

Why does my Bay Area bathroom ceiling keep getting mildew?

Usually the fan is undersized, isn't ducted outside, or doesn't run long enough in a cool climate. A remodel is the time to fix it with a ducted, humidity-controlled fan, and we check for moisture damage behind the walls while they're open.

Can you add a second full bath to a Peninsula ranch house?

Often. Many 1950s ranches have one and a half baths, and space can come from a closet, hallway or a small bump-out. Drain routing and whether the house is on a slab or a raised foundation decide most of the cost.

Do you remodel bathrooms in older East Bay homes?

Yes, in Alameda and Contra Costa counties, including Oakland, Berkeley and Walnut Creek. Older homes there often need new drain lines, updated circuits and plaster repair, so it pays to plan for those from the start rather than discover them mid-job.

Is a curbless shower possible on a slab floor?

Sometimes. It means recessing the slab under the shower, which works where the slab is thick enough and no heating tubes are in the way. We check during design and tell you what it adds to cost.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
