What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Kitchen remodeling in Los Angeles

Kitchens in Los Angeles homes

LA kitchens come in a few recognizable shapes. 1920s Spanish Revival and Tudor homes in Hancock Park, Mid-City and Los Feliz often have narrow galley kitchens with a separate breakfast nook or butler's pantry. Valley and South Bay ranches usually have a closed kitchen that wants to open to the family room. Hillside homes add engineered beams and tight access for cabinet and stone deliveries. Each changes what the layout can do and what it costs.

Who reviews the work depends on your address. In the City of Los Angeles, kitchen permits go through LADBS, and a kitchen remodel with no structural changes can usually get an express permit without plan review. Glendale, Burbank, Pasadena, Santa Monica, Beverly Hills and Culver City run their own building departments with their own submittal rules. Power comes from LADWP in the city, while Burbank, Glendale and Pasadena run their own utilities and much of the rest of the county is on Southern California Edison, which matters when a panel upgrade needs a service change. We prepare the drawings and handle each office for you.

FAQ

Kitchen remodeling in Los Angeles: questions

Can a 1920s galley kitchen in Los Angeles be opened up?

Often. Many period homes have a wall between the kitchen and dining room that can be opened or widened; an engineer checks whether it's load-bearing and specifies any beam. In a Historic Preservation Overlay Zone, interior changes generally aren't reviewed, but new or changed street-facing windows may be.

Do I need an LADBS permit to replace kitchen cabinets?

Replacing cabinets and counters in the same layout may not need one, but most kitchen remodels also touch plumbing, gas or electrical, and those do. Outside the City of LA, your own city's rules apply; we confirm which at the consultation.

My home is in Burbank, Glendale or Pasadena. Does that change the kitchen process?

The process is similar, but it runs through that city's building department rather than LADBS, and those cities run their own electric utilities. We submit to whichever office covers your address and coordinate any service change with the right utility.

Will an induction range need a panel upgrade in an older LA home?

Sometimes. Many older Los Angeles homes have small electrical services, so it's worth checking panel capacity during design; we can plan any upgrade, and the utility coordination it needs, before work starts.

Can you remodel a kitchen in a hillside home?

Yes. Hillside kitchens often involve engineered beams, tight access for cabinets and stone, and careful staging on narrow streets. We plan deliveries, parking and protection of the rest of the house before work starts.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
