Garage conversions in the Bay Area

Converting an attached or detached garage is often the most cost-effective way to add living space on the Peninsula, in the South Bay or in the East Bay. Tulip converts garages into ADUs, junior ADUs, offices and guest suites, and under state law an ADU conversion doesn't require replacement parking.

What happens next

Three steps to a plan and a price

  1. Tell us about your projectAnswer a few quick questions about your home, the project, your budget and your timing. It takes about two minutes, and we reply within one business day.
  2. Free in-home consultationA Tulip project leader visits, walks the space with you and talks through your goals, budget and what your city will require. The visit takes about 45–60 minutes (up to 90 for larger projects), with no pressure and no obligation.
  3. A price, then design and contractAfter the visit we send a written summary with an approximate price and timeline, usually within 2–3 business days (4–7 for larger projects). We then develop the design with 3D renderings and set the final price in your contract, with payments tied to completed work. Nothing is ordered or built until you approve it in writing.

Garage conversions in the Bay Area

Bay Area garages and what they can become

Most 1950s and 1960s ranches and Eichlers on the Peninsula and in the South Bay have an attached two-car garage, which makes them good candidates for an attached ADU or a junior ADU. The garage floor is usually a step below the house, the slab may need moisture protection, and when the space becomes an attached ADU the shared walls and ceiling need fire-rated separation; a junior ADU generally isn't treated as a separate unit for this. Detached garages are more common in older neighborhoods of San Mateo, Burlingame and the East Bay, and often need structural work before conversion.

Under state law, converting a garage to an ADU doesn't require replacement parking. A bonus room, office or gym isn't an ADU, so local rules apply, and several Peninsula cities require covered parking for single-family homes, which can make a non-ADU conversion difficult. Converted space also has to meet Title 24 energy standards, so insulation, new windows and efficient heating and cooling are usually part of the scope. We'll tell you which path your city makes practical.

FAQ

Garage conversions in the Bay Area: questions

Can I turn my attached garage into a junior ADU?

Often. A junior ADU can have up to 500 sq ft of interior living space within the existing house, and state law counts an attached garage as part of the house. It needs its own entrance and an efficiency kitchen, and if it shares a bathroom with the house, the owner must live on the property.

Does my Peninsula city require covered parking if the garage becomes an office?

Some do for single-family homes, and the rules differ between neighboring cities. If the conversion is an ADU, state law doesn't allow the city to require replacement parking, so we compare both routes for your address.

How do you handle the step down from the house into the garage?

We either build up the garage floor to meet the house, with insulation and a moisture barrier, or keep a step and design around it. Raising the floor affects ceiling height and the old garage-door wall, so we measure before design.

What heating and cooling goes into a Bay Area garage conversion?

A ductless heat pump is a common choice, since it suits the Bay's mild climate and helps meet Title 24 energy rules, but the right system depends on the space. We can size it during design along with insulation and windows.

Can you convert a detached garage in Burlingame or Oakland?

Yes. Older detached garages often need foundation and framing upgrades before they can become living space, so we evaluate the structure first and tell you whether converting it or building a new ADU in its place makes more sense.

What warranty comes with the work?

Tulip's warranty is typically one year on workmanship from completion, plus manufacturers' warranties. Your exact terms are in your contract.
